+/-292 acres of timberland located off Mt Zion Church Road 10 miles south of Ashland, Alabama. The tract is very diverse with three ages of pine plantation and mature hardwood timber along the creek bottoms. The tract is accessed from Mt. Zion Road.

The property consists of the following timber types:

• 50.5 acres of mature hardwood/SMZ. (streamside management zone)
• 82 acres of 20 year old loblolly pines
• 96 acres of 6 year old Loblolly pine
• 54.5 acres of 3 year old Loblolly pine
• 9.2 acres of non-forest

Recorded easement to northwest portion of the tract for timber harvesting and associated forest management activities. An interior trail or woods road could be created to access this portion of the tract for recreational use.
